About this document

An EPIC landscape is run by holding a water level under the surface, not by applying water to it. Volume 3 sets out to replace the reflexes of a grounds team trained on sprinklers with the operating habits this system needs, and to keep those habits in place for the life of the asset.

It is written for the facilities manager, the grounds team and the agronomist, and it is the volume that stays on site after practical completion. One book covers turf and mixed planting, on fresh water and on saline. Where the regimes genuinely diverge, the page sets them side by side, so each reader follows the half that applies to their site.

The operating values belong to each installation. They are set at design, recorded at commissioning and written into the volume's own settings appendix, so the next person to hold the book has them. Volume 1 explains where those values came from, and Volume 2 records how the system was built and what was signed off.

The volume runs to 100 pages in eleven parts, grouped under five headings: understanding what you have, operating it, keeping the profile alive, the planting, and diagnosing faults and proving performance. Six appendices carry the operating log sheets, the commissioned settings, the year at a glance, a fault-finding index, the glossary and a checklist for changing the grounds contractor.

What is inside

  1. 00
The first thing to understandThe rules that keep the system alive, how it differs from a sprinkler system, and why the job is managing a level rather than an application.
  2. 01
The system you inheritedWhat is under the surface, the controls that can be touched, what the handover pack should contain, and what to do if it is missing.
  3. 02
The duty cycleThe charging pulse and why it matters, the normal regime, the false charge, seasonal adjustment, setting the level, rain and restart, and leaching.
  4. 03
The inspection routineThe master schedule, the reservoir, inlet vaults and balance, drain vaults, and reading the surface.
  5. 04
Aeration and the black plug layerWhat the black plug layer is and how to find it, why sand still needs aerating, what blocks the pathway, and the routine.
  6. 05
Nutrition in a sand profileWhy washed sand needs a programme, the essential elements, fertigation without emitters, the testing regime and reading a laboratory report.
  7. 06
SalinityWhy salt accumulates, the mechanisms that manage it, ground covers as bio-filters, thresholds and sampling, and what fresh-water sites still watch.
  8. 07
TurfEstablishment, mowing, overseeding into sand, and wear, recovery and renovation.
  9. 08
Trees, shrubs and plantingEstablishment, what must never be done inside a lined cell, species for a saline regime, and replacing a plant.
  10. 09
When something is wrongHow to work through a fault, then water and level faults, surface and profile faults, plant faults, brown patches and failing trees.
  11. 10
Monitoring and recordsWhat to record and why, instrumented monitoring, placement, calibration and drift, and the annual review.
  12. A to F
AppendicesOperating log sheets, your commissioned settings, the year at a glance, a fault-finding index, the glossary, and changing the grounds contractor.
